Most commercial clients call us for one of two things: the building looks bad and needs washing, or there is a specific maintenance item — parking lot striping, bollard painting, loading dock cleaning — that needs to get done on a schedule. We handle both.
What we do for commercial properties
- Building washing — exterior walls, awnings, signage surrounds. We use soft-wash or pressure washing depending on the surface.
- Parking lot and sidewalk cleaning — oil, gum, tire marks, general grime. Surface cleaner equipment for an even result across large flat areas.
- Parking lot striping — new lots or restripes. ADA compliance, fire lanes, directional arrows, stall numbers.
- Bollard painting — parking lot bollards, curbs, loading zone markers.
- Dumpster pad cleaning — pressure wash and deodorize.
- Rental property turnover — exterior cleaning between tenants on vacation rentals and residential rentals.
Scheduling
We work early mornings if you need the lot or building accessible during business hours. Most striping jobs can be done before 7 AM. Building washes can be done off-hours if you need the crew out of the way. We are not going to tell you it has to be Tuesday at noon — we work around you.
Ongoing maintenance
Some commercial clients put us on a quarterly or annual schedule for building washing and parking lot upkeep. If that is something you want, we can set it up. You get consistent results and you do not have to call us every time to restart the conversation.

Do you handle large commercial properties or just small ones?
Both. We work on everything from a single storefront to multi-building complexes. We will let you know honestly if a job is outside our capacity — but most commercial work on the Grand Strand is well within what we handle.
Can you stripe a parking lot while the business is open?
Early morning start helps. We section off areas and work in phases when needed so you do not have to close. For full-lot restripes, a weekend or before/after hours is easiest.
Do you work with property managers?
Yes. We deal with property managers all the time and can send invoices and reports in whatever format you need for your records.
